Private equity and property can be powerful levers, shaping how people live and work, and how quickly buildings move from brown to green. For a long time, finance felt polarized: either you ‘make money’ or you ‘give away money,’ and many investors couldn’t see a credible middle ground. That polarization pushed the guest I’m talking to today to look for ways to combine purpose with financial measurability, and to structure funds so investors could participate despite their concerns about risk and returns. We unpack what it takes for fund managers to hold financial returns and impact to the same standard, especially when operating across property and private markets. My guest is Michele Giddens, Co-Founder and CEO of Bridges Fund Management. She helped build one of the earliest impact-focused private equity firms, now managing over £2 billion across private equity and property. We focus on how Bridges designed impact investing from first principles, including its Spectrum of Capital and its approach to impact measurement inside ownership.
